Role Overview
Calculate and specify air-conditioning requirements for villas, coordinate technical requirements with the commercial team, supervise installation and maintenance, and personally diagnose and repair faults.
Key Responsibilities
- Calculate room cooling loads, considering room dimensions, glazing, orientation, insulation, occupancy and equipment.
- Select suitable split AC capacities, models and quantities.
- Coordinate indoor and outdoor unit positions, refrigerant pipe routes, condensate drainage, electrical requirements and maintenance access.
- Review drawings and site conditions, identifying technical issues before installation.
- Prepare schedules of required AC units, accessories and installation materials.
- Provide technical specifications to the commercial team and review proposed products or substitutions for suitability.
- Confirm delivery requirements against the installation programme and coordinate with the commercial team.
- Check delivered equipment and materials against approved specifications.
- Procurement, supplier negotiations and purchase orders remain the responsibility of the commercial team.
- Supervise installers and inspect workmanship against approved drawings, specifications and manufacturer requirements.
- Verify mounting, pipework, insulation, drainage and electrical interfaces.
- Oversee pressure testing, evacuation, refrigerant charging where required, and commissioning.
- Check cooling performance, controls, drainage, noise and vibration; resolve defects before handover.
- Maintain installation records, test results, equipment details, warranties and maintenance instructions.
- Prepare preventive-maintenance schedules and supervise routine servicing.
- Personally investigate faults, identify root causes and carry out repairs within technical competence.
- Diagnose refrigerant leaks, poor cooling, drainage problems, electrical faults and control-system issues.
- Specify replacement parts and coordinate their procurement with the commercial team.
- Coordinate manufacturer or specialist support where required, including warranty repairs.
- Maintain service histories, fault reports and repair records.
- Follow safe working practices when handling electrical equipment and refrigerants.
- Responsible for technical recommendations, site supervision, maintenance and repairs within competence. Product approvals, design changes, purchasing commitments and payments remain with authorised managers and the commercial team.
Requirements
- Relevant SMK, D3 or S1 qualification in Refrigeration and Air Conditioning, Mechanical Engineering, Electrical Engineering or a related discipline.
- Minimum 3–5 years' relevant experience in AC installation, commissioning, maintenance and repairs.
- Demonstrated ability to calculate cooling loads and select suitable split AC equipment.
- Strong practical knowledge of conventional and inverter split AC systems.
- Able to read drawings, prepare equipment and material schedules, and coordinate with site and commercial teams.
- Competent in using AC diagnostic, testing and servicing equipment.
- Good Bahasa Indonesia.
- Organised, reliable and willing to work across multiple villa projects.
Nice to Have
- Manufacturer training or relevant technical certification.
- Basic technical English.
