Role Overview
Lead the final stages of villa completion, managing painters, cleaners and finishing trades to achieve meticulous workmanship, complete defect rectification and excellent presentation at handover.
Key Responsibilities
- Inspect finishing works daily against approved specifications, details and agreed quality standards.
- Identify and correct uneven paint, poor surface preparation, untidy cutting-in, rough edges, defective sealant, incomplete terminations, misalignment, scratches and staining.
- Check junctions and interfaces between walls, ceilings, floors, skirtings, doors, windows, joinery, fixtures and fittings.
- Establish approved sample finishes with the Project Manager and ensure the team consistently achieves that standard.
- Inspect preparation and work in progress, addressing defects before they are concealed or repeated.
- Direct the daily activities of skilled painters, cleaners and other finishing trades.
- Give clear instructions covering the required method, finish standard, work area and completion target.
- Check each worker's output and require corrections where workmanship falls below the agreed standard.
- Coach the team in careful working methods and escalate persistent poor performance.
- Coordinate repairs, touch-ups, specialist attendance and final cleaning in the correct sequence.
- Confirm labour, materials, tools and access requirements with the Project Manager.
- Protect completed finishes and control access to cleaned and completed rooms.
- Prepare and maintain clear snagging lists with photographs, locations, responsible persons and completion dates.
- Assign corrective works, monitor progress and personally inspect each item before recording it as closed.
- Confirm that repairs resolve the defect and match adjacent finishes.
- Escalate defects requiring design decisions, specialist repairs or additional resources.
- Coordinate inspections with the Project Manager and Head of Construction.
- Supervise detailed cleaning of all villa areas, including glazing, frames, joinery, sanitary fittings, floors and external spaces.
- Ensure cleaning methods protect finishes and remove paint marks, adhesive, grout residue, dust and construction debris.
- Check final presentation room by room, including visible surfaces, corners, edges and concealed areas accessible to occupants.
- Ensure fixtures and fittings are clean, complete, undamaged and correctly finished.
- Confirm agreed snagging items are closed and the villa is ready for final management inspection.
- Maintain handover readiness through protection and repeat checks until the villa is handed over.
- Communicate clearly in spoken English during site walks, inspections and coordination meetings.
- Prepare concise English progress updates and snagging reports.
- Report outstanding defects, resource requirements and risks to handover dates promptly.
- May reject workmanship that does not meet agreed standards and require correction within the assigned scope.
- Changes to design, specifications, budget or staffing require authorised approval.
- Final handover acceptance remains with authorised Samara management.
Requirements
- Minimum five years' relevant finishing and site-supervision experience.
- Demonstrated experience completing and handing over luxury villas, hotels or high-quality residential projects.
- Excellent attention to detail and practical knowledge of painting, surface preparation, sealants, finishing junctions, defect repairs and final cleaning.
- Proven ability to manage painters, cleaners and finishing trades to a consistently high standard.
- Able to read drawings, specifications and finishing details.
- Good spoken English and sufficient written English for clear site reports; fluent Bahasa Indonesia.
- Confident, organised and willing to challenge unacceptable workmanship.
- Able to provide references from previous managers who inspected and accepted completed projects.
- Demonstrated practical competence is essential.
- Recruitment will include a practical villa inspection and discussion in English.
